What is an EPC?

An Energy Performance Certificate rates a property’s energy efficiency from A, the most efficient, to G, the least efficient. It also estimates energy use and recommends possible improvements.

You will normally need a valid EPC when selling or renting out a home. Certificates are usually valid for 10 years.

Common questions

How long will the assessment take?

Most domestic assessments take around an hour. Larger, extended or more complex properties may take longer.

What evidence is needed?

If work is not visible, we may need documents showing exactly what was installed. Examples include a FENSA or other Building Regulations certificate for replacement windows, and an installer’s invoice, guarantee, specification or Building Control documentation stating the insulation type and thickness. The evidence should clearly relate to the property.

Will you need to take photographs?

Yes. Assessors need evidence of relevant property features such as heating, hot water, glazing, insulation, lighting and ventilation. Photographs are taken for assessment and audit purposes only.

Does someone need to be at the property?

Not necessarily, provided suitable access has been arranged and someone can make all required areas available.

Does submitting the form confirm the booking?
